On-Site Utility Projects, Optimization: for the projects below, Mr. Borges has performed multiple site inspections, created as-built documentation for the installations, implemented or improved monitoring and controls systems, verified performance and diagnosed issues and ultimately created scopes of work for the optimization of the installations increasing run-time and production by approximately 20%:

On-Site Utility Projects, New Installations: for the projects below, Mr. Borges managed and directed the design team, project managers and construction contractors, reviewing and approving the system design and integration, coordinating and approving the bidding process and commissioning the installations:

  • Green Hill, West Orange, NJ: (1) 75kW CHP Engine. Project finalized early 2015.
  • Lutheran Crossings, Moorestown, NJ: (1) 75kW CHP Engine. Project under construction.
  • Luna Park, Coney Island, NY: (5) 100kW CHP Engines & (5) 2,000 MBH Boilers. Project under construction.

Energy Audit & Implementation Design: for the projects below Mr. Borges was the lead engineer responsible for the creation of ERMs, bidding package and construction verification for the following projects:

  • Citylights at Queens Landing, Queens, New York: multi-family building, energy package improvements financed by NSERDA Multi-family Performance Program.
  • French Apartments, New York, New York: multi-family building, energy package improvements financed by NSERDA Multi-family Performance Program.
  • Concord Village, Brooklyn, New York: multi-family buildings, lobby renovations with VRF systems.
  • Centennial Island Apartments, Lowell, Massachusetts: multi-family building, energy package improvements.

PSEG Energy Auditing and Implementation Design: for the projects below Mr. Borges was the lead engineer responsible for the creation of ERMs, bidding package and construction verification for the following projects. Mr. Borges was also responsible for procuring and managing the PSE&G incentive paperwork and request for incentives.

  • Paulus Hook Towers, Jersey City, New Jersey: multi-family building, 308 units & 274,880 sf.
  • MarineViewPlaza, Hoboken, New Jersey: multi-family building, 432 units & 448,000 sf.

LEED Commissioning: Mr. Borges was the Commissioning Authority for the following LEED Projects:

  • KIPP NYC Collegiate Prep HS, Bronx, New York: institutional facility, 135,000 sf. LEED Enhanced Commissioning.
  • Atria on the Hudson, Ossining, New York: multi-family building, 142 units & 135,335 sf.  Enhanced Commissioning of proposed energy measures in coordination with LEED certification.
  • Navy Green R3, Brooklyn, New York: multi-family building, 101 units & 94,235 sf. Enhanced Commissioning of proposed energy measures in coordination with LEED certification and NYSERDA MPP certification.

Hydronic Heating Replacement: Ms. Agarabi  was the lead engineer responsible for developing engineering specifications including detailed systems design and construction drawings in addition to the creation of commissioning plan and O&M training and execution:

  • 116 East 102nd Street, New York, NY

Con Edison BQDM Feasibility Study: Ms. Agarabi worked closely with NYCHA & Con Edison in a portfolio-wide data & feasibility studies intended to find ways to reduce peak electrical demand in NYCHA apartments, common areas and non-residential sites. The feasibility study targeted implementation of specific technologies and technical approaches to improve energy and water efficiency. Ms. Agarabi assisted the audit team in identifying electricity conservation measures estimated to result in a summer peak demand reduction of 12 MW and annual savings of over $10M.

PartnerPREP Technical Assistance: Ms. Agarabi provided a wide variety of technical services to the PartnerPREP program including complete energy & water audits, which led to  portfolio-wide energy and water cost savings, reduced heating and DHW system downtime, and improved tenant comfort.
